HIDDEN FEES.
BEWARE! Stayed as part of a wedding block and I was quoted one amount and then upon checkout was hit with additional fees... facility charge, charitable donation... NOT OKAY. I give to charity, but charities of MY choosing AND as for a facility charge, this makes NO SENSE... we stayed in a facility based on the quoted price and the sneakiness of the add-ons was deceitful and unprofessional. So disappointed.

4.5 stars. I stayed here for 4 nights in October for work, and it was great. The location was close to our office but also close to many good restaurants and bars (my favorite was Holy Water, two blocks away). Rooms are quite spacious by Manhattan standards, and were recently upgraded (bathrooms are light and roomy). Prices are also pretty reasonable.

There were two managers (or hosts?) I encountered, one who was extremely skilled with customer service, and one who was not. I will call them Person1 (skilled) and Person2 (not so skilled). The PROS: - Walking distance to my work - Great neighborhood, as I used to live in the area - Very friendly front desk staff - Very Reasonable room rates - Very Reasonable valet parking rates The CONS: 1. 1 Hour Late Check: Our room was 1 hour late from check in time because the staff had to clean up extra from the previous guest. That was fine with me, I was okay to wait. Person1 was extremely compassionate and offered us a $75 voucher for the bar or Smyth Tavern. I was pleasantly surprised and appreciative. 3 of my friends came to meet me at the hotel (as I was expecting to be ready to head out for dinner by then), and I asked Person2 (Person1 had stepped away) if we could grab $75 worth of drinks at the Tavern while we waited for the room. Person2 said "No, there are too many of you, plus your friends are not guests of the hotel. We can give you a glass of champagne each instead." I completely understood we weren't entitled to anything at all, so I said "Okay thank you." But I still don't understand why Person2 was so exasperated, as I knew the comp was limited to $75. Even if it went above $75, they could have charged the extra to my room. Instead the group of us had to stand awkwardly at the front desk while this strange exchange happened... 2. Dirty Room: The trash from the previous guest was not emptied, and was filled over the brim. The corner of the closet door was broken off, and there was a strange brown streak on the wall of the bathroom. 3. Malfunctioning Bedroom door: We stayed in a suite where there was a bedroom door. When my husband shut the door to the bedroom from the outside, we were locked out of the bedroom. We went to the front desk and they called the hotel "engineer" (similar to a super?) to fix it. He did a great job, and we were thankful. 4. $1100+ bill from the Hotel (!!): After we checked out, I was extremely dissatisfied and confused to receive a bill for $1100+. I called the Hotel and thankfully Person1 answered. He apologized for all of the inconveniences I experienced, and corrected the mistaken charges to $300+ (which was accurate for parking and hotel fees). He even took off one of the fees because of the trash that was not emptied from the previous guest. I was extremely grateful for the ease of this conversation. 5. The $65 straw that broke the camel's back: 2+ weeks later, I received yet another charge on my card for $65 from the hotel. My stay was already over 3 weeks ago. This is why I am writing this review, this is completely unacceptable and borderline-fraudulent behavior from whoever is approving and executing these charges at the hotel. No matter how convenient and great the location, how great SOME of the staff are, I will never stay at this hotel again.

Pros: Location, Staff, spacious rooms, quaint, sexy lounge with fireplace, restaurant, ambiance, great music, diverse/sophisticated Cons: Mattresses (not the best quality, but I had a restful sleep), windows are not sound proof (the sounds of the city did not bother me, but may bother others), updated, but still somewhat tired. Overall, an excellent stay, especially in New York City. Big bang for your buck.

I tried another hotel this trip based on price and checked out after the first night to go back to the Smyth. The rooms are clean, but warm and welcoming. The rooms are also a great size so you feel like you can breathe and move around. The staff is friendly and helpful, and I always enjoy my stay.

The restaurant has delicious food and delicious drinks. I had the pasta with shrimp and my husband had the burger and brussel sprouts. We also had the breakfast daily and was equally as pleased with it. I prefer Tribeca, Soho, West Village, Grenwhich out of all the neighborhoods in NYC. I will definitely be back.

Room was comfortable and larger than I expected. It was spotlessly clean and smelled wonderful. The staff were welcoming and genuine. The hotel has a really nice lounge to the right of the lobby for relaxing and grabbing a drink; and a tavern on the left where I had a very tasty burger at the bar. It's a great location as you're a short walk to Hudson River Park and the Oculus.

The Pros - Surprisingly comfortable room - Decent shower (although it took a while to get warm at night) - Clean and well maintained - Friendly and helpful stuff - Decent location near subways - Room not as small as some other nearby boutique options - Good restaurant on premises - Good with little things (water, dental kit if you forget toothbrushes etc) The Cons - HVAC gets cold AF but room gets warm quick when you raise the temp - Bed wasn't super comfortable, mattress felt soft and almost sunken (and I'm normal weight/height) Generally the pros outweigh the cons though it was kind of tricky to get a good night's sleep on an iffy mattress. But who knows if that's just my room or all over. Either way this is a decent choice to stay overall, given the price relative to other nearby hotels.

We had a queen room with a terrace and it was amazing! just enough room for a couple and the terrace was something out of a movie! The staff is so pleasant and helpful. The gym was great and the neighborhood was close to everything! Will definitely be staying again!

Very central and every necessity is within a block walking. Javon the ops manager was especially hospitable and friendly, she made the stay very warm. The only request is the hotel consider the basic coffee maker in each room, it's a basic amenity that goes a long way, especially for business travelers like myself. But overall, great stay and people.

Was supposed to be charged around $400 to stay for one night. Instead was charged around $2000 - a complete scam.They said they made a mistake with the mini bar but will nickel and dime you for literally everything.

Staff were friendly and helpful ('cept for one scowler at front desk).Room was clean and attractive.Great location.On the minus side, this was a poorly designed room that was uncomfortable:The closed bathroom door left a one-inch gap with a clear view of the toilet from the room. I prefer privacy for my toileting. Also, a motion sensor flooded the bathroom with bright lights for that middle of the night trip. No soap beyond a body wash located in the shower. No hooks or racks to hang things on in the bathroom.Thick duvet only on bed meant too hot or too cold all night when the thermostat didn't cool the room sufficiently.

Photos online are NOT what you get. Window treatments were covered in stains. The floor and room smelt terribly of smoke, for a "non smoking hotel." The door to the SHARED terrace did not lock. Mini fridge was open so everything was warm. Within my 20 minutes it felt dated, dirty and unsafe.

Everything in this hotel is of low quality. They had a fake dyson in the room that caught on fire. The walls are as thin as paper and you can hear the plumbing all night. Sheets had piss stains amongst other stuff on it. I can go on...the bathroom was nice and roomy but the tiles look liked they've been caulked by a blind person. Couch & chair also had several stains.. be aware

Our room was immaculate and housekeeping refreshed it to check-in status. For NYC, the rooms are larger than what I have experienced in the past. The bathroom/shower is also larger than what you would expect. We had a balcony on the 9th floor and the door sealed off the street noise at night. The location is perfect. It's next door to the best Italian restaurant in the area, Ecco, and around the corner from a really good whiskey bar, Ward III. A cool neighborhood that's not jammed with tourists and crummy souvenir shops. You have a subway station outside and the Brooklyn Bridge/City Hall station just down the street which will take you to Central Park and all of the museums. And I know this seems weird, but having the NYT or WSJ delivered to your door every day instead of USA Today is a nice touch. The doors staff was friendly and helpful as well. I would happily stay here again. It exceeded my best expectations. I want to return when the lobby is completed.

Awesome location, right in the heart of Tribeca it's walking distance to so many restaurants, cafes and shops.Room was quite spacious for NYC which I loved, I get claustrophobic in small rooms. Service was also great, they have valet parking and a doorman. Would go back!
